Free Resource Offers Help Concerning EIV Master File

Wondering what should be maintained in the EIV Master File, as opposed to individual resident files? Mary Ross of Ross Business Products has created a free document to explain RBD interpretation of HUD’s requirements that gives a breakdown, by report, explaining what should be in the EIV Master File and what should be in the resident file.  

In a nutshell, the EIV Master File should include: 

  • The Identity Verification Reports (Failed Pre-Screening and Failed Verification) which must be reviewed monthly
  • The Deceased Tenant Report which must be reviewed at least quarterly
  • The Multiple Occupancy Report which must be reviewed at least quarterly
  • The New Hires Report which must be reviewed at least quarterly

But other income verification reports, such as the residents’ Income Summary and Income Detail Reports, are maintained in the resident files not in the EIV Master File.
